The first step we take before agreeing to work together is a consultation where we review together your real estate goals for you and your family. We'll walk you though the contracts and paperwork upfront so that before you are ever asked to sign something, you've had the opportunity to ask questions and learn more about the complexities of purchasing real estate. Then we'll walk you through step by step how to buy a home, from getting pre-approved, to inspections and appraisal, and finally to having the keys to your very own home.

Engage in your own Financial
Preparation.

The first step to purchasing a home is to prepare your finances so you can get pre-approved by a mortgage lender. Lenders can be work though banks, mortgage companies, or credit unions. They will help you to decide on your home budget based on your current income, debts, and savings. They can also help you come up with a plan if you're motivated to purchase a home but aren't financially ready yet.

View and evaluate Potential Homes.

Equipped with your home buying criteria, we can begin the search for homes. Homes in the Albuquerque Metro area are full of wonderful amenities and options, but remember the one thing that you can't change after purchasing a home is it's location. As you evaluate listings and view homes, consider community and neighborhood amenities such as the following:

  • Access to health care
  • Proximity to recreational opportunities
  • Proximity to cultural amenities
  • Access to grocery stores, services, and shopping

Steps in home buying

1. Pre-qualify  

Once you've researched lenders and chosen who you'd like to work with, they will provide you a pre-approval letter. This is the key to starting your home buying process. In fact, some seller's require a pre-approval letter before you can view their property. 

2. Select Your Team

Your team will consist of your trusted Real Estate Broker, your Lender, and Escrow Officer. After recent legal changes, all buyers must enter into a written agreement with a Real Estate Broker to begin viewing houses. We'll take the necessary time to throughly review paperwork before we start the home search together. 

3. Home Search  

It's time to prioritize what you need a home! Some things to consider are: amount of bedrooms and bathrooms, size of the home, yard upkeep, amenities like pools and fireplaces, floorpan and much more! Together we'll talk about all of your options and they fit into your budget. 

Next comes the fun part: viewing homes! We'll see as many houses as you need do you can be confident in your selection prior to writing an offer. 

4. Negotiate an Offer

Contrary to popular belief, negotiations are not done verbally. Instead, your Real Estate Broker will write up a Purchase Agreement with terms they discuss with you. Some of these terms include price, financing, and closing date. Writing an offer to win takes a skilled professional. You'll work closely with your Real Estate Broker on this to make sure you're getting the best deal that meets your needs. You may need to counter a few times with the seller before coming to an agreement. 

5. Inspections and Appraisal

Once we reach an agreement, it's time to order home inspections and an appraisal. There are many types of home inspections that should be done so that you have a complete picture of the home you are buying. After inspections, your broker will help you the negotiations for repairs and concessions. It's key to have a Real Estate Broker with strong negotiating skills. 

6. Review Title work and Prepare to Close

The title company will order a survey, ensure the title for the property is clean, and provide with you copies of the covenants and restrictions in the neighborhood. Upon completion of receiving and reviewing title work and the lender's final review with the underwriter, it's time close and receive the keys to your new home!
