Selling Your Home
Picking the right Real Estate Broker with the innovative marketing strategies, top negotiation skills, and knowledge about the current Markey trends will be give you the best return on your investment.

Step 1: Choose a Real Estate Broker
You'll want to interview a few Real Estate Brokers before you choose the best fit for your home and family. Opt for someone with a proven track record in your area and familiarity with local market trends. Effective communication is vital. During our initial consultation, we will discuss our communication strategy for responsiveness to keep you informed throughout the process, our innovative approach to marketing your home, including online listings, open houses, and professional media to leverage modern technology, and our reliable pricing strategy.
During this step, we provide you with a pricing strategy based on comparable properties in your area. We will look on what sold, what didn't, and what the current competition looks like. Ultimately, as the seller, you're in control of pricing your home, but it's important for your Real Estate Broker to guide you in that process so you make the best strategic decision. We'll be your trusted advisor with pricing strategy!
Step 2: Prepare Your Home for Sale
Your Real Estate Broker will come up with a comprehensive plan for how you can get your house market ready. We may suggest small repairs, fresh paint, a deep clean, and decluttering. Don't forget about curb appeal too!
Sometimes it's worthwhile to have a licensed inspection company prepare an inspection report so you can tackle issues that might come up later in the transaction.
Depending on whether your home is occupied or not at the time of listing in, we may also suggest having the home professional staged. We work with top stagers in the Albuquerque Metro area that offer competitive packages to fit the needs of your home. Staging companies can also provide consultations about how to arrange your current furniture to make the house more appealing to potential buyers.
We'll will also hire a professional photographer and media company to create marketing materials for your home. Now you're ready to start showing it to potential buyers.

Step 3: Reviewing Offers
Once your home is listed on the market potential buyers will be able to view it. You're in control of when buyer's can come to see your home, and you will be in close communication with your Real Estate Broker during this time. We use app based technology to always keep you informed of who is at your property, and we make sure to gather feedback after every showing.
Once you receive and offer, we'll review it together to make sure all of the terms align with your goals. If they don't, this is our opportunity to counter. Having a skilled negotiator in your corner is important!
Step 4: Inspections and Appraisals
After choosing an offer and getting under contract, the buyer will schedule inspections and the lender will schedule the appraisal. After inspections we may be back at the negotiating table to talk about possible repairs, credits, and concessions. We'll make sure you are informed of all of your options so that everyone in the party is comfortable to move forward.
Step 5: Closing
Once the title company completed their process to ensure the title is clear from liens and can be insured, and the lender has gone through final underwriting for the buyer, you're ready to close on your home.
This is also the time that keys will be transferred to the new owner so it's essential the house is empty, clean, and everything is in good working condition so the new buyer can more in seamlessly.
At this time you should also be ready to move into your new home, whether you're staying instate and downsizing (or upsizing) or moving out of state for new opportunities. This can be and exciting and and emotional time, but we'll there for you every step away taking the stress off of you so you can focus on what really matters!
